Assessor Paul Dictos Releases 2018 Assessment Roll, Reports 5.2% Increase, Sixth Consecutive Year Growth
Fresno, California- Fresno County Assessor Paul Dictos today released the 2018 Fresno County, Assessment Roll. The 2018 Assessment Roll reflects the total net assessed value of all real and business property in the county as of January 1, providing a comprehensive view of the strength of the Fresno County real estate market.
The 2018 Assessment Roll reveals a 5.2% increase in value. The gross assessed value of the County reached $85.6 billion and the net taxable value after exemptions (charitable, homeowner, disabled etc.) is a record $81.7 billion).
Today, major well-established companies like Amazon and Ulta as well as local companies with real earnings and profits, are acquiring land and buildings, favoring ownership over traditional long-term leases, adding significant stability to the commercial market against future recessions. “This is GOOD NEWS for our families and children”, said Assessor Paul Dictos.
“The Roll illustrates that in the last year, every city except the City of Huron, recorded an increase, ranging from 9.55% (City of Mendota) to 1.89% (City of Parlier)”, said Dictos.
Assessor Dictos delivered the Assessment Roll to the Fresno County Auditor-Controller. The Auditor-Controller’s Office applies the annual tax rate and submits the data to the County Treasurer and Tax Collector. The Treasurer and Tax Collector mails property tax bills to property owners and collects property tax revenues.
The 2018 Assessment Roll consists of 293,351 taxable real property parcels, 11,740 business property assessments, 3,958 boats and 418 aircraft.
In order to create the 2018 Assessment Roll, the hardworking and dedicated staff of the Assessor’s office processed 40,000 deeds, enrolled over 3,432 new construction events, and reviewed 35,737 decline-in value parcels. Business personal property staff processed over 33,529 property statements, while the Ag group processed 20,261 Ag questionnaires representing approximately 1,750,000 acres of farmland.
